Black spots and green film on shady patios are usually mildew, algae or organic staining from leaves and planters. They grow where surfaces stay damp, especially near the coast. A pressure wash with pre-treatment removes most of it and makes walkways and pool decks less slippery.
Pavers and stone need a gentler touch than a concrete slab, so we adjust pressure and technique to protect joints and finishes. Moving patio furniture and clearing debris first is part of the job, and if you have old furniture or yard waste to get rid of, we can haul it the same day.
Pressure washing can loosen some joint sand between pavers, which is why we use lower pressure on pavers and work at an angle. Pavers may need fresh joint sand after a deep clean, and we'll let you know if yours do.
